• Foundations built in accordance with the structural engineer’s calculations.

FAÇADE

• External walls built in perforated solid brickwork, with different finishes depending on the area of the dwelling.
• Some sections feature a ruled render finish with decorative paint, while others incorporate stone or porcelain cladding.
• Decorative pergolas made of rolled steel with oven-baked lacquer finish, and precast concrete pergolas.

MASONRY WORKS AND CEILINGS

• Internal partitions using the PLACO system, comprising a self-supporting metal stud framework with double plasterboard lining and internal insulation.
• Continuous suspended false ceilings using the PLACO system, consisting of a metal profile framework with plasterboard panels.
• External areas incorporate continuous suspended ceilings made of GLASROC boards, providing greater resistance to outdoor conditions.

ROOFING AND WATERPROOFING

• Accessible inverted flat roof system comprising: formation of falls, primer coat and double asphalt membrane with polyethene reinforcement, geotextile layer, thermal insulation and levelling mortar screed.

TIMBER JOINERY

• Main entrance door to the dwelling, pivot-hinged with an automatic closing system, manufactured in varnished IROKO wood, with reinforced steel structure and insulated core, installed on a solid timber frame.
• Electronic lock and tubular stainless-steel pull handle.
• Internal hinged doors with satin lacquered finish and concealed hinges.
• For sliding doors, the suspension and sliding hardware is also concealed.
• Both door types are manufactured from 45 mm moisture-resistant MDF panels.
• Wooden wardrobes with lacquered wooden doors and interior fittings, including drawer units with full-extension drawers and soft-close mechanism, shoe racks with rails, shelves and hanging rails.
• Interior LED lighting.
• Open dressing room with timber interior finish, backlit LED lighting, drawer units with glass drawer fronts and fabric-lined interiors or similar, and runners with soft-close mechanism and full extension.

EXTERNAL JOINERY

• Lift-and-slide, hinged and tilt-and-turn balcony doors in lacquered aluminium with smooth anthracite grey finish, fitted with Guardian Select glazing 4+4+C 15+4+4 mm clear glass, manufactured by QSYSTEM.
• Windows and bedroom doors fitted with roller blinds made of vandal-resistant thermal aluminium slats, operated by a mechanical motorised system.

BALUSTRADES AND GLASS

• Staircase balustrade in glass composed of laminated glass panels 8+8 mm, consisting of two 6 mm safety tempered glass sheets bonded with butyral and with polished edges and fixed with stainless steel fittings.
• Terrace balustrades and roof parapets in 8+8 laminated glass mounted on iron profiles with a special lacquered finish.
• Bathroom mirrors with perimeter-polished edges, anti-fog treatment with integrated heating element and perimeter LED backlighting operated by push-button switch.

MATERIALS AND FINISHES

• Smooth matt plastic paint finish to internal surfaces, including both walls and ceilings.
• Exterior ceilings finished with matt exterior-grade plastic paint.
• Decorative columns in anthracite colour.
• Garage walls finished with a two-colour paint scheme, comprising a 1 m-high lower plinth in coloured plastic paint, a decorative band in a contrasting colour, and the remaining surface finished in white plastic paint.
• Garage floors finished with epoxy resin coating.
• Large-format porcelain stoneware wall tiling and skirting in bathrooms, including the master bathroom, secondary bathrooms and guest WC, installed as per the project design.
• Internal flooring in 80 × 80 cm porcelain stoneware tiles, laid continuously throughout the dwelling.

• Private structural swimming pool of rectangular shape measuring 8.00 × 4.00 m, with 60 cm white marmolina coping and interior finish in glass mosaic tiles.

EXTERNAL AREA

• Automatic residential sliding entrance gate constructed from sandwich steel panel, operated by remote ultrasonic control and interior push-button.
• Pedestrian access gate consisting of a galvanised steel frame and leaf, lacquered finish with Z-profile slats, and galvanised lacquered steel latticework.
• Retaining walls in rock armour (riprap) or Casares stone, according to the project design.
• Sectional garage door with double-layer lacquered rolled-steel panels, with automatic opening operated by remote ultrasonic control and interior push-button.

INSTALLATIONS

AIR CONDITIONING SYSTEM

• Air conditioning system by TOSHIBA, Super Modular Multi System VRF heat pump (cooling and heating), comprising a single outdoor unit and indoor units installed in each room.
• The indoor units are concealed in the ceilings and connected via rectangular, high-density, rigid-panel ducting, with white-lacquered aluminium grilles for air supply and return.
• Individual room control system.
• High energy efficiency rating A+++ in heating mode, allowing for greater energy savings.

VENTILATION SYSTEM

• Ventilation system providing odour extraction from bathrooms, guest WCs, and the laundry room.
• Smoke and cooking fumes extraction in the kitchen and living room.
• All systems are connected to a central extraction unit with discharge to the exterior.

PLUMBING SYSTEM

• Plumbing system comprising hot and cold water supply points to all wet areas (bathrooms, guest WCs, kitchen and laundry room).
• Hot and cold shut-off valves in all wet areas.
• Domestic hot water production by means of an air-to-water ESTIA wall-mounted aerothermal unit.

ELECTRICAL SYSTEM

• Electrical installation comprising main distribution board with control and protection devices, and circuits dedicated to general use, lighting, appliances, kitchen, plant room, swimming pool and external areas.
• Video entry system by Fermax, including one colour monitor and two external access points.

ELECTRIC UNDERFLOOR HEATING SYSTEM

• Electric underfloor heating system in bathrooms.
